Entitlements are the legal method of obtaining approvals for the right to develop property for a particular use. The entitlement process is complicated, time consuming, and can be costly. Though without performing this important step in the development process, we won’t know the true feasibility for a real estate project.

Quality Assurance / Quality Control:

Koah Ventures extensive Quality Assurance / Quality Control (QA/QC) program is designed to look out for our clients’ best interests from preconstruction to project closeout.

Here at Koah Ventures, we begin the QA/QC process by completing a fully comprehensive review of all construction documents as early as possible. Performing full plan take offs and performing specification and plan sheet review internally and alongside our partners involved. Doing our best to capture any potential detail conflicts and value engineering opportunities to assist with overall project cost.

The QA/QC process includes a complete constructability review of the project, including the schedule and phasing of the project. Koah Ventures includes our Sub-contractor and Vendors in these high level reviews, confirming the overall intent and constructability of the project. These reviews allow our firm to quantify and clarify issues for resolution before they negatively impact the cost or schedule of the project. In addition to constructability, we review for durability, longevity, and availability of products and materials to meet the overall schedule.

QA/QC process is continued throughout the progress of the project, by way of continued Sub-Contractor and Vendor communications and inspections during the trade work being performed and all other construction activities. Verifying the work is being performed correctly and according to the most up-to-date plans and approved product submittals as outlined in the construction documents.

 

Warranty:

Client satisfaction is our primary objective. Each project is assigned a Koah Ventures manager to gather, review, and supply all owner’s their project’s equipment and infrastructure operations manuals and warranties. These items are reviewed onsite and video recordings are provided for all items requested by each client for future use and staff training. This manager shall also take care of any warranty items that may arise once the project is handed over for its attended use.

PROPERTY MANAGEMENT – Focused on proactive maintenance, not reactive.

Koah Ventures provides prompt and proactive full-service commercial property management services. Ensuring not only that the facilities that we manage are clean and without damage, but are safe to occupy with up-to-date monthly/annual scheduled safety compliance inspections. Such as: monthly fire extinguisher inspections, exit signs and emergency lighting inspections, backflow inspections, generator inspections, annual fire & sprinkler inspections, and annual lighting inspections.

Property Management services include:

Though exciting, designing and ordering new furniture and equipment for your project is not as simple as it sounds, but when working with Koah Ventures we will make the process seamless and the end result elegant. When purchasing commercial grade pieces, lead times, budgets, space planning, and functionality are all important aspects that the Koah Ventures will take the lead on.

 

Koah Ventures shall map out the tasks needing to be handled for a successful procurement:

1. Pull together the criteria for the overall budget, timeline, programming, and procurement needs before beginning the project. Knowing this information will help build consensus among our clients’ staff and ensure everyone involved in the procurement process knows what to expect.

2. Leave more time than you think. For every item you’re ordering, allow time to receive samples, procure pricing and review in person. Keep in mind you may not like the first round you select, so give yourself time to cycle through several options. Be sure to also plan for long lead times. Most procurement items can take up to four to six weeks to deliver after it’s been ordered, if items are in stock. Some products have much longer lead times than other items.

Though exciting, designing and ordering new furniture and equipment for your project is not as simple as it sounds, but when working with Koah Ventures we will make the process seamless, and the end result elegant. 3. Consider the aesthetics of the new facility and your firm’s culture. These factors should influence each piece’s functionality and design. If your organization is casual, the finishes and furniture styles should reflect that intent. The desired environment that your firm wants to establish or continue is directly connected to the aesthetics of the facility, representing the firms brand to current and prospective team members and clients.

4. Create a realistic budget. Commercial grade equipment and furniture is priced differently than what may be able to procure in most retail stores. Commercial grade items offer better construction, service, and warranties, but with that comes higher prices. The target budget must be known at the beginning of the process.

5. Koah Ventures recommends including the proper office and/or operations managers in the process, along with any related department heads. Our team will coordinate all items with the construction design and layout, but the voice of the end user is important to include with the overall decision-making process.

Koah Ventures employ solid constructability and safety practices in our office and on our sites. Everything we do aims for a healthy work environment.

SAFETY PROGRAMS

Koah Ventures’ priority is the safety of our clients, employees, partners, and the public on every jobsite. Our outstanding safety record and reputation comes from our robust safety program and training that is implemented and enforced on all jobsites.

We continuously train our staff through regular site specific safety meeting, OSHA 10/30 hour course certifications, First Aid & CPR training, asbestos, excavation, scaffolding and fall protection training, and other job specific equipment and procedure trainings.

Our subcontractors and vendors must follow all industry safety standards and must complete our mandatory jobsite Safety Orientation Program before they are allowed on our jobsites; plus attending weekly Subcontractor Coordination/Safety Meetings during which site and project-specific hazards are always a topic of discussion.

INSPECTIONS & ENFORCEMENT

As the general contractor for the project, we must set an example. Our site superintendents perform daily inspections of all operations and continuously implement safety enforcement for our vendors and subcontractors visiting and/or performing work on our jobsites. Our site superintendents and other project staff also complete weekly inspection reports for all tasks being performed onsite and future work to be performed. Any deficiencies are noted and enforced to be corrected right away before any work can be continued. Verbal warnings and written warnings are given at every incident, and individuals will be removed from our jobsite if they are not continuously following standard safety guidelines or if corrections are not made in a timely manner.

Safety always come first at Koah Ventures. Everyone comes home the way they left. No shortcuts taken.
